A better way to perform Building Mechanical Maintenance

Watch Dog Software uses existing BMS data. Every day the software gets a data dump of multiple trend points from the BMS and uses sophisticated algorithms to check if the key items of plant are operating correctly.

These key items of plant “soft meters” also monitor the energy usage and hours operated on each of them.

Soft meters include plant such as:

  • Chillers
  • Air Handling Units
  • Pumps
  • Fans
  • Boilers
  • Fan Coil Units

The daily data dumps highlight potential issues. If any issues are found our trained technicians qualify the problem and work out the likely solution “Triage Process”. By way of virtual metering we are able to communicate with the Building Manager the likely costs of such a fault ($) and the associated rectification and together agree a way forward.

Most building operators ask for maintenance in accordance with the standards such as DA19, AS 3666 Part 2 and or AS 3666 Part 4. Under AS 3666 Part 4 we are able to implement a performance based maintenance solution, but they must be a true alternative not just removing activities from the regime. By using daily data dumps (virtual maintenance) and assessing the hours run data and energy usage, we are able to fully comply and almost eliminate the need for monthly maintenance. In fact we pick up problems the next day not every month or quarter.
