Situated in the heart of Perth’s CBD, 16 St. George’s Terrace underwent a significant upgrade in 2015. MPS’s scope of work included converting the existing DX central plant in the 12-story commercial building to a water-cooled chilled water plant with chilled water air handling units. Additionally, they installed a condenser water loop to accommodate tenant connections while the building remained fully occupied.
The upgrade also involved enhancing the Building Management System (BMS). MPS managed to maintain conditioned spaces by changing over one floor at a time. They successfully installed the new plant, which included a dedicated plant room, new towers, and rooftop pumps, all while keeping the existing plant operational for a staged transition. To minimise tenant disruption, crane operations for lifting and removing equipment were scheduled after hours. The tenant roster included various consulates, necessitating meticulous planning and coordination due to restricted access.
